Essex County NJ Homes for Sale

Selling Your Home

The process of selling your home -

My goal is to get you the best possible price for your home, and I will work diligently to make certain that happens!

The most important aspect of your home sale and the way to get you the best price is to effectively market your home. I will make certain that your home will be aggressively marketed through all appropriate media including newspaper and the internet. I will also make certain that the real estate community knows about your home through the MLS and open houses specifically for agents. With aggressive marketing you will expose your home to the highest number of potential buyersówhich will help to get the maximum price for your home.

Another crucial factor in receiving the highest value for your home is to set the price correctly. If you set a price that is too high, the home may sit on the market and not get offers. As a home stays on the market, it becomes stale and often times it will receive a lower ultimate purchase price than if it was priced correctly when first listed. If priced too low, you may not get the maximum value for your property. With my knowledge of the local market I will help to price your home to get you the maximum value.

Negotiating is another factor in getting the best price for your home. I will negotiate aggressively on your behalf to make certain that you get the best price and terms for your home. This is a vital part of my work for you!

How your home shows is also crucial to the ultimate price of your home. I can go through your home with you to help you decide which improvements will help you obtain a maximum return.

I can also help you to stage your home for sale, giving you advice on how each room should look. I even have staging supplies - vases, baskets, candles and pictures - that we can place around your home to give it a great look!

Here are some other suggestions on preparing your home for sale:

Unclutter The House

Remove unnecessary items from all rooms
Clear countertops and the refrigerator
Throw out what you don't need!

Clean!

The whole house should sparkle - hiring a professional cleaner is well worth the cost
Window cleaning is also an excellent way to improve the appearance of the home

Walls

Paint rooms that need it
Touch up areas that are peeling
Consider removal of wallpaper if it is dated

Floors

Clean carpets and wood floors
Wood floors are extremely popular - it is sometimes worth removing carpets to show potential buyers what lies beneath.

Smells

If there are smells in the home, a professional cleaner again is your best bet for cleaning them out
You should also open windows and air out the home prior to showing

Pets

Remove evidence of pet accidents and air out so that smells are not evident.
If possible, have your pet out of the home for showings. Many home buyers donít like pets of any kind and many are frightened. (I have a few customers who wonít go into a home with a cat as they are terrified of them!)

Final Touches

Place flowers and plants around the home
Selectively place items such as vases, candles and baskets through the home.
Open all drapes
Turn on all lights!
Play some classical music
Brew some coffee or bake cookies
Try to stay out of the way of the showing - let the agent sell your home!
